There is Value in Curb Appeal

When selling your home the first impression starts at the curb not when you walk through the door. Here is a list of tips to help you get your curb glam on.

Tip # 1 Clean your house! I'm not talking about dishes I mean your house. 

power wash that dirt, mildew and grundge
wash the windows inside and out
wash the garage door


Tip # 2 There is nothing appealing about hanging gutters, missing bricks, peeling paint or an unmanicured lawn. Not only can these things deferred maintenance items damage your home they can decrease the value of your home by 10%.

Fasten those gutters
tuck point your brick if need be
get rid of peeling paint and freshen up the paint job
replace or repair cracked or broken window
straighten shutters
cut your grass/shovel snow

Tip # 3 Think a fancy mailbox can't make an impression, think again. Here are some ways to impress with the box.

purchase an upscale mailbox
add architectural house numbers or address plaque to existing box

Tip # 4 Neaten your hard and add a slash of color

Replace or trim overgrown bushes or shrubs
place some mulch in flower beds or around bushes and shrubs
pull weeds
add some color flowers either in the ground or planters
mow yard regulary

Tip # 5 The roof.....the condition of a roof with one of the first things buyers will notice and appraisers will assess. Missing, curled or faded shingles will add nothing to the look or value of your home. some tired roofs can look dramatically improved simply with a good cleaning , professional cleaning is recommended.  If you choose not to repair or replace your roof the appraiser more than likely will mark down the value by the cost of the expected repair.
